The Opportunity
PS&S had the opportunity to design a 100% barrier free affordable housing development community in Hamilton Township, New Jersey. The goals were to create attractive buildings that were energy efficient, conscious of the surrounding site context, and fully ADA compliant. Material selection needed to be based on not only aesthetics but also for low maintenance and longevity of the products.
The Challenge
The site was part of an old landfill and had existing structures on it so building placement and underground utility work was quite challenging. This is the third project PS&S worked with the non-profit housing developer/owner on and while value engineering occurred in the past, further value engineering had to take place in order to deliver a successful project. Rising construction costs and material delays due to shipping and product availability was a challenge through out the duration of the projects construction period. The team had to react quickly and effectively to ensure tight time lines were met on construction related reviews and approvals.
The PS&S Solution
PS&S worked with the non-profit developer/owner closely to ensure all their needs were being met while value engineering. Careful thought went into each item removed from the project to hit the required budgeting constraints. Close coordination with all disciplines, Architecture, MEPF, and Structural yielded a high rate of return on value engineering while maintaining the integrity of the projects overall design. The end resulting project was an aesthetically beautiful, highly durable, and energy efficient project that will serve the community for decades to come.
