PS&S provided full A/E services for the Ridge Oak III project, located in Basking Ridge, New Jersey. The project adds two new buildings to the existing site and 20 new residents.
The Opportunity
Ridge Oak is an existing senior housing community with numerous residential facilities. With the assistance of HUD, they wished to add to their community utilizing their existing property.
The Challenge
The Ridge Oak III project consisted of two nearly identical buildings built to HUD’s requirements, located on tightly constrained pieces of their property. Throughout development, PS&S met with the existing building staff and residents to address their specific requests, from the doorbell type to general construction materials. PS&S discussed strategies with all parties to avoid pitfalls that had occurred in the past. The construction also had to have little to no impact on the current residents, including restricting hours of work and maintaining parking spots and walking paths.
The PS&S Solution
PS&S worked directly with Ridge Oak management, residents, and the chosen contractor to not only meet all the parties’ needs, but to develop a method to complete the project. PS&S’s unique composition of architecture and engineering (site civil engineering, mechanical, and electrical) allowed quick coordination between disciplines and enabled us to address all issues in real time. Once complete, Ridge Oak III will provide the additional housing desired as well as incorporate lessons learned from the past to make long-term maintenance simple.
