THE OPPORTUNITY
The Riverview Towers Apartment Cooperative parking garage entrance and ramp approach needs surface and subsurface repairs. The original surface and reinforced concrete surface below are comprised and allow water infiltration and continue to deteriorate the concrete and structural steel below.
THE CHALLENGE
The project’s primary challenge is this ramp is the only entrance to the community parking garage and would need to be closed in its entirety to undertake the extensive repairs. Working together with the community manager, Colin Kane of PRC Management, and the contractor, Valcourt, the entrance was closed for a period of three weeks and the contractor, with oversight from PS&S, was able to complete the project with minimal inconvenience to the residents who parked in an outdoor adjacent lot during the interim.
THE SOLUTION
PS&S’ team of structural engineers developed specifications for reinforcing steel and concrete surface repairs with a Sika topcoat. A trench drain was added to ensure that water infiltration was no longer threatening the slab surface and properly directed in the stormwater drainage system.
