Several factors will drive the commercial real estate market in 2017 and beyond. Strong demand for multifamily housing continues in transit-oriented North Jersey, and cities TOD communities that have been preparing for residential investment will be rewarded with continued multifamily and mixed-use growth. In South Jersey, we see increased demand for office space, particularly Gloucester and Burlington Counties. The combination of easy access to Philadelphia and the lack of available land in central northern New Jersey make that area particularly attractive for commercial growth.

It’s probably too soon to adequately put 2016 into historical perspective, but suffice it to say, it was certainly a seismic year in terms of political and social change in America. It’s also too soon to know how a new Administration in Washington will impact the thousands of small businesses across the country in terms of taxes, regulations and opportunity. What we do know is that the companies that are prepared for change will be the companies that thrive and succeed ‒ and PS&S is well-positioned for 2017 and beyond.

Our strength remains our single-source offering for planning, design and regulatory compliance services. We are proud to offer our clients multi-disciplined, full-service architecture, engineering, design and environmental consulting services, and as we mark 55 years as a company, we will continue to do so.

We have strengthened our staff, both in our Warren headquarters and at our regional offices in Wall and Cherry Hill, New Jersey, and Yonkers and Lake Success, New York. Among many highlights in 2016, PS&S greatly enhanced the company’s Cherry Hill Architecture and Health Care practice and doubled its office space. In addition, our Cherry Hill Land Practice has grown to include expanded services in environmental, civil and survey offerings. In July, we welcomed Marge DellaVecchia as a new Senior Director in Cherry Hill which significantly strengthened our organization. Marge came to PS&S after working for Camden County for the past six years, most recently as the Deputy Director of the Municipal Utilities Authority. Her past experience in the public sector included positions in New Jersey state government with the Housing and Mortgage Finance Agency and the Department of Community Affairs, and 13 years in various roles in Cherry Hill Township.

Last year also saw the creation of the PS&S Young Professionals Group, an affinity group of employees who have been with the company for only a few years. The mission of the PS&S Young Professionals Group is to provide a forum for career-oriented individuals to develop their professional skills, communicate ideas and goals effectively with management, and encourage interdisciplinary social interaction in order to foster an environment of community and positivity within PS&S. The group is off to a fast start with many employees participating and contributing. The group has the support of the entire PS&S management team as we are committed to creating the best possible workplace environment.

In 2016, we continued our internal improvements, had the opportunity to work on some terrific projects that diversified our portfolio and participated in two groundbreaking ceremonies on projects that will help shape our company for years to come. Some highlights:

  • We made major changes to our infrastructure and facilities at both our Warren Headquarters and our regional offices. It is all part of our plan for the company’s future and the future of our employees by moving to an open office environment, as we seek to create a more efficient office atmosphere;
  • We overhauled our company’s website, introducing an expanded “news” link showing our community projects and improving our services and people sites to give readers a better picture of who and what PS&S is;
  • We completed key projects including the Borgata Hotel Casino Outdoor Pool Complex and the Peermont Substation Rebuild in Avalon. These two high-profile projects in South Jersey show that PS&S’s top-to-bottom capabilities also apply to the geography of our home state;
  • We are currently working on major projects in New Rochelle and Glen Cove, New York, which broke ground in late 2016. In New Rochelle, PS&S is the architect for the 28-story, 280-unit mixed-use tower under development in the city’s downtown area. In Glen Cove, we are providing site/civil and surveying services for the $1 billion Garvies Point Project, which will include 1100 new housing units, restaurants, shops and an amphitheater. In both projects, PS&S is partnering with developer RXR.

As we close out another great year, we want to thank our team here at PS&S. We have said this before and we think it bears repeating: The collective dedication of our employees and their collaborative ability to serve our clients with the utmost efficiency and excellence is unmatched and makes PS&S a unique company with which to do business.

As we enter 2017, we remain excited about the opportunities we have been presented throughout the northeast region. Our growth-focused business plan will open new doors in new locations and will expand our current offerings into new disciplines.

PS&S Honored for work in Mountainside

 

Colonel Timothy McLaughlin, Commander of VFW Post 10136, presents PS&S CEO John Sartor with a plaque recognizing the company’s work developing the concept design for the Mountainside (NJ) Veterans Memorial Park. A dedication ceremony was held in November as area residents gathered to pay tribute to local Veterans as well as active servicemen and women.

The vision for this new and enlarged plaza was to construct a dignified place to reflect upon the community’s appreciation for its Veterans and to allow for easier access for aging Veterans. 

PS&S is honored to have volunteered its work on such an important project for the borough of Mountainside and its Veterans.

On Sunday, November 6th, several members of the PS&S Delaware Valley Team were proud to be among the 2600+ runners helping to raise money for Larc School in Bellmawr, NJ.

Larc School strives to meet the needs of all students and adults with varying disabilities by providing opportunities for growth, development and independence.

The annual 10K Run the Bridge fundraising event took runners across the Ben Franklin Bridge into Philadelphia and then back across through Camden’s waterfront area and finished in Campbell’s Field.

The team from PS&S included Marge DellaVecchia, Kris McCool, Harry Wright and Ed Farrell.

PS&S Volunteers Helping Camden Grow

A group of 6 PS&S employees from Cherry Hill/Delaware Valley volunteered their time with the NJ Tree Foundation and participated in the Urban Airshed Reforestation Program by planting shade trees in Camden, NJ.  

The team from PS&S included:  Jeanne Jorquez, James Jorquez, Vibhuti Bhimani, Marge DellaVecchia, Abbey Greenberg and Max Barksdale.  Working together with the NJ Conservation Foundation, Rutgers University, the Camden Power Corps and neighborhood volunteers, 20’ tall shade trees were planted along 34th Street in Camden.  

The planting of these trees helps to improve air quality, manage storm water and provide shade to the area.  Since the program’s inception, over 6,000 trees have been planted along Camden city streets.

We are proud to advance Cooper’s mission by ensuring that our family, friends, neighbors and patrons have access to the best possible lung cancer care right here in South Jersey.

The Jim Fifis Lung Cancer Research Fund was created in honor and memory of Jim Fifis, beloved husband and father who lost his battle with lung cancer nine years ago.

The Fifis family will host the 6th Annual Benefit on Tuesday, September 27th, 2016 at 5 p.m. at Ponzio’s in Cherry Hill.

Mountainside Veterans Memorial Park Project Seeks Help from Community

MOUNTAINSIDE, NJ - Plans to construct a lasting tribute to Mountainside’s Veterans are materializing on Constitution Plaza in the Borough. If all goes well, Bill Tomco, WWII Vet and Purple Heart recipient, will get his wish, and opening ceremonies will commence this Veteran’s Day, November 11 at the new Mountainside Veterans Memorial Park.

After more than 20 years in state and municipal government, Marge DellaVecchia turned to the county level in 2010, when she was hired as the deputy administrator in Camden County.

Wall Regional Office Announces Spring Open House

 

 

March 24, 2016  - PS&S opened its Monmouth County office in the fall of 2013. Since that time, our team in the Wall office has grown to more than 50 people and has become a multi-discipline hub of activity.

Located off Exit 100 of the Garden State Parkway, the office is about a mile south of the Route 33/34 intersection, a location well situated for clients and staff.

PS&S Presenting at World Energy Engineering Congress

 

September 8, 2015 – PS&S‘s Helene Ferm and Rich Schwalm will present at the World Energy Engineering Congress (WEEC) in Orlando, Florida on Thursday October 1, 2015.  They will present the topic, “Energy Conservation Successes at Pharmaceutical Sites,” which was selected to be part of the Industrial Energy Management Track. Ms. Ferm and Mr. Schwalm lead energy services work in the PS&S Building Group.  PS&S energy services experience includes energy assessments, engineering studies, central utilities optimization and master planning for clients in the pharmaceutical industry and across other client sectors.

The presentation will share case studies of energy conservation successes covering the project’s entire life cycle from concept to implementation.  The case studies include examples from ventilation optimization, fume hood management, chiller control optimization, and studies of on-site cogeneration.  Both PS&S presenters are licensed Professional Engineers, Certified Energy Managers and LEED Accredited Professionals.

Ms. Ferm has more than 25 years of leadership and engineering experience in energy conservation, corporate energy management and water conservation. Having joined PS&S in 2012, Helene has expertise in identifying and implementing energy conservation opportunities in buildings and utility systems, especially in pharmaceutical laboratories and manufacturing plants. Energy conservation was the focus of Helene’s prior positions as well as her academic training.  As a Senior Energy Analyst at Merck, she provided leadership to the company’s Energy Program.  She earned a B.S.E in Mechanical and Aerospace Engineering from Princeton University, followed by a Masters in Mechanical Engineering from the Massachusetts Institute of Technology. Additionally, her academic travels took her to Germany as a Fulbright Scholar at the Technical University Berlin. 

Mr. Schwalm has more than 28 years of experience providing energy efficient HVAC system design, energy audits, HVAC controls and project management.   His diverse background includes pharmaceutical facilities, high rise office buildings, data centers, campus utilities, schools and tunnels.  Considered by clients as a subject matter expert in chiller plant design and optimization, he has led the design of new chiller plants and has designed and managed many chiller plant optimization projects.  Rich joined PS&S in 2010 and has provided energy audit and analysis services at more than 11 sites in the United States and Europe, totaling over 5 million square feet for major pharmaceutical clients with a focus on their main central utility systems.  Also, he has implemented ventilation optimization in pharmaceutical manufacturing and lab facilities. Rich has a bachelor’s degree in Electrical Engineering from SUNY Utica.

Industrial Water Sustainability

The issues of water conservation and water scarcity have recently grabbed the media spotlight. The drought in California has been well documented and now better understandings of the challenges ahead are being obtained from new techniques using satellite data. Other places that seemingly have plenty of water such as Puerto Rico are also experiencing significant drought events that have resulted in extended periods of water rationing.

Adds Architecture Services to Southwest Jersey Office

Warren, NJ (July 14, 2015) – Paulus, Sokolowski and Sartor (PS&S) today announced its continued expansion in Southern New Jersey with the addition of three Architects, formally of Moorestown-based Costanza Spector Clauser Architects (CSCA). CSCA specialized in providing architectural and interior design, project planning and graphics and rendering services with a concentration in the healthcare sector.

Charles Clauser will be Senior Director of Architecture, Harry Wright and Stephen Sgro will both be Senior Architects, all in the Cherry Hill office.

If it wasn't a family business before, this should make it all but official.

After four decades at the helm of Paulus, Sokolowski & Sartor, Anthony Sartor has stepped aside as CEO of the well-respected, Warren-based engineering and architecture firm. And he has turned the job over to his son, John Sartor, who has logged 23 years of his own with the company and has served as its president since late 2012.

Appoints Thomas Heim as Chief Operating Officer

WARREN, N.J., June 24, 2015  -- Paulus, Sokolowski and Sartor (PS&S) today announced that John Sartor, President and Chief Operating Officer of PS&S, has been named Chief Executive Officer of the company. The company also announced the promotion of Thomas Heim, CFA, as the new Chief Operating Officer of PS&S. Company founder Dr. Anthony J. Sartor will remain Chairman. 

"John has more than 20 years of experience building this company and expanding it to include our current areas of service, making PS&S a "one-stop shop" of architecture and engineering excellence, " said Dr. Sartor, Chairman of PS&S. "John is dedicated to client success and has the vision to accelerate PS&S to the next level."

John Sartor has worked on many high-profile environmental and development projects in New Jersey such as the development of Atlantic City's Borgata Hotel and Casino and the redevelopment of Hoboken's South Waterfront, now home to Wiley and Sons and the W Hotel. His technical expertise has helped shape his keen business acumen, leadership strategy, and overall extensive knowledge of the ever-changing industry.

"I'm very fortunate to have been able to learn from my father as he led this company's growth as a leading architecture and engineering firm.  He continues to exemplify true leadership in everything he does and our positive working relationship will ensure a smooth transition."

A graduate of Duke University with a B.S. in Civil and Environmental Engineering (1992), Mr. Sartor later earned Master's Degrees from Stevens Institute of Technology in Environmental Engineering (1995), Civil Engineering (1999), and Construction Management (2003).   He served on the Green Brook Township (NJ) Board of Education for six years, and served for four years on the Scotch Plains (NJ) Environmental Commission.

In addition, the company announced that Thomas Heim, CFA, who currently serves as Chief Financial Officer of PS&S will now assume the position of Chief Operating Officer as well.

"I have had the pleasure of working alongside Tom for many years," said John Sartor.  "His demonstrated accomplishments and strategic mindset makes him an integral member of our leadership team."

A graduate of The University of Notre Dame, Mr. Heim earned a Bachelor of Science degree in mechanical engineering and an MBA in finance from Seton Hall University.  He has over 20 years in the industry, as an engineer, analyst and financial officer.
